What we do
We are the leasing and management agent for residential rental properties in and around Springfield, Missouri — single-family homes, duplexes, townhomes, and small apartment buildings. We list and show homes, take applications, screen and approve applicants, prepare and execute leases, and coordinate move-ins.
For current tenants we handle the day-to-day of the tenancy: rent questions, maintenance requests, lease renewals, and move-outs.

Text messaging program
Overnight Company, LLC sends conversational text messages to rental applicants and tenants who opt in. Messages are about your own inquiry, application, or tenancy — nothing else:
- tour scheduling and confirmations
- application status
- lease and document requests
- move-in coordination
- rent reminders
- maintenance updates

Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help. Consent is never a condition of applying, leasing, or receiving any service from us.
We do not share your mobile number or your opt-in with third parties or affiliates for marketing or promotional purposes.
Renters who contact us through a Zillow listing consent to be contacted when they send a tour request — that flow, with Zillow's disclosure transcribed, is documented at Zillow lead-capture consent.
